Housing Type Prediction
The project aimed to find a suitable home in Pittsburgh for the Jack Bauer family. Evaluating multiple factors and using clustering techniques provided a holistic view, leading to a more informed and satisfying home-buying experience for Jack and his family.
Context
This analytics based project aimed to find a suitable home in Pittsburgh for the Jack Bauer family, considering factors beyond price, such as safety, proximity to essential services, and overall neighborhood quality. Using data analysis and clustering, the goal was to identify neighborhoods that align with the family’s needs.
Phase 1: Neighborhood Selection
We evaluated the top 25 neighborhoods in Pittsburgh from niche website using certain criteria including traffic, safety, crime rate, health proximity, and converting grading points to a standardized grade point system for easier analysis. Each neighborhood was mapped to its respective zip code, with minimal overlap noted among some neighborhoods.
Phase 2: Neighborhood Clustering
From the original 25 neighborhoods, we selected 14, focusing on cluster 1. We evaluated k values from 2 to 6 and chose 2 because it had the lowest DBI (Davis Bouldin Index), indicating the most optimal clustering.
Phase 3: Proximity to Essential Amenities
After clustering, we narrowed down the neighborhoods to 7 that met all three criteria of supermarket, hospital, and university being nearby. This ensured optimal convenience for potential residents by providing essential amenities and resources nearby.
Phase 4: House Selection Criteria
We used the Zestimate® from Zillow to determine the real price value and investment potential. The criteria included a minimum of three bedrooms and two bathrooms, a price range of $100,000 to $500,000, and the property type being a house.

Phase 5: Market Analysis
We reviewed housing graphs and historical price trends from Zillow, focusing on the price dip in 2023 due to the FED's interest rate hikes. This analysis helped understand market trends and investment potential.

By leveraging data analysis and clustering techniques in identifying the best neighborhoods and homes in Pittsburgh, we not only saved time and effort for the Jack Bauer family but also increased the likelihood of finding a home that meets their specific needs and preferences, ultimately leading to a more satisfying and informed home-buying experience.
